Be clear about what you are looking for. Identify and communicate what is important to you and why. Develop a sense of what you want to see when you drive up that generates a sense of "home" to you. We are able to search on a wide variety of features that most people aren’t aware of; if you can’t live in a house without hardwood floors, central AC, or you just don’t like the looks of brick exterior - we can define our search based on those parameters. Step 4

Prepare an Offer

An offer is made up of many different items, each making the offer either more or less desirable to the buyer and seller. As your buyer's agent, we help you strategize, create, and negotiate the best possible outcome on your behalf.

Offer Price
We conduct a thorough competitive market analysis of the property you want to purchase.  We analyze market conditions and trends to help you select a target price to offer for the home.

Earnest Money
A deposit made by the potential home buyer to show that he or she is serious about buying the home. Earnest money deposits generally range from 1-3% of the offer price.

Pre-Approval Letter
Offers accompanied by a lender pre-approval letter are a vital part of your offer and negotiations.

Other terms of the offer include:
  • Move in/close date
  • Offer contingencies such as sale of an existing home and inspection items
  • Property condition
  • Inclusions and exclusions
